RERA Complaints (UP-RERA / Haryana RERA)

We file complaints before the Real Estate Regulatory Authority on behalf of homebuyers seeking possession, refund with interest, compensation for delayed delivery, and rectification of defects under Sections 18 and 19 of the RERA Act, 2016.

Builder-Buyer Disputes

We represent clients in disputes involving unilateral cancellation of allotments, alteration of sanctioned plans, non-disclosure of project information, illegal demands beyond the agreed price, and failure to obtain occupation certificates.

Tripartite Loan & Bank Agreement Issues

Where home loans involve tripartite agreements between the buyer, builder, and bank, and the builder defaults while the bank continues recovery, we advise and litigate on behalf of affected homebuyers, including matters involving illegal foreclosure and recovery actions.

Property Transactions & Due Diligence

We advise buyers and sellers in residential and commercial property transactions by reviewing title documents, encumbrance certificates, builder-buyer agreements, sale deeds, and lease deeds to ensure legally secure transactions.

Landlord-Tenant Disputes

We handle eviction proceedings, rent recovery claims, and disputes under applicable Rent Control legislation, including matters involving unauthorized occupation, tenancy breaches, and recovery of damages.

NCLT / IBC – Homebuyer Claims

For homebuyers whose builder has entered insolvency proceedings before the NCLT, we assist in filing and validating claims before the Resolution Professional and, where necessary, pursue Section 60(5) IBC applications for claim inclusion and recognition of financial creditor status under Section 21(6A) of the Insolvency and Bankruptcy Code.
